Welcome to the Didsbury Village redevelopment proposal by CEL.

 

About

Didsbury Village redevelopment proposal is a strategic economical investment in Greater Manchester and the UK. The master plan recognises recent trends in the built environment and major regeneration of city centers and their peripheries. In the north west, cities like Leeds, Preston, Liverpool, and Manchester over the last 25 years have undergone a relentless overhaul in regeneration projects. This has brought about an interest in further investments in the North West, catalysed by an attractive platform of affluence created by the new developments. It has also been easier for external investors to invest in these regenerated cities with their modern and sophisticated infrastructures.

The Didsbury Village redevelopment proposal is designed in such a way that it:  

 

  •          Capitalises on the growth in neighbouring Withington, (the £150m Christie hospital, Paterson cancer research development) complementing             its development, and making it one of the key drivers for opportunity for change in Didsbury Village.

  •          Introduces a wider choice of cultural, retail, entertainment, and leisure facilities.

  •          Introduces a wide range of modern businesses, including high-tech and modern facilities in retail, leisure, accommodation and commercial.

  •          Ensures Didsbury Village remains to play a vital role for the future growth of Manchester and the UK.

  •          Introduces a wider choice of residential accommodation, including a five-star Hotel and modern apartments.

  •          Improves accessibility for residents and users of Didsbury Village.

  •          Introduces an evening economy by incorporating a new local theatre, trendy bars, and restaurants.

  •          Revitalises a much-loved suburb of Manchester, placing it firmly into the 21st Century and beyond, by improving building quality, design, and           the public realm.

  •          Draws upon local residential developments which take place every day in Didsbury, to ensure a coordinated approach to the redevelopment             of the area.

Unit (B) Multi-functional Theatre - 'evening economy'
 

Why a new local Theatre?

  •          A Hub where residents can look forward to special evenings of music, theatre, comedy, restaurant, bar, and community meetings.

  •          A place where residents can feel connected to the village of Didsbury with facilities which are usually found in the City Centre.

  •          A place for young and old alike.

  •          A special place for those Friday and Saturday evenings.

  •          A venue for aspiring local actors, musicians, performance artists, and comedians.

The proposed theatre will house a number of functions including an outstanding basement restaurant (open to the public), and a members-only bar and lounge open during the day and evening. It is hoped that the design will attract a full diary each year with a wide variety of events. These events will primarily be catered for the residents of East Didsbury, however nearby Withington, Burnage, West Didsbury, and Chorlton will be able to utilise the venue as well. 

Its purpose is to be an artistic hub for talented people of music, performance art, comedy, and play to develop their art and be recognised in the Arts, Entertainment, and Recreation industry, which contributed £5.1billion in 2017 to the UK economy. The strategy is to advance the social activities in Didsbury Village and attract good firm business from near and far.

Unit (D) Art Studio - 'culture'

Why a new Art Studio?

Alongside the art gallery (Unit F), the art studio will act as an anchor for artists. Artists generally like to be amongst an atmosphere of creativity, spirituality and ambience. It is believed that the spirituality and ambience were exactly right during periods of high art. For example, the French  impressionist movement (1870-1890) or the Pre-Raphaelites movement (1848-1900), took place at a time in the history of romanticism, or thoughts of romantic ideas. This was apparent in architecture, music, poetry and art. This alignment of the creative arts created the ambience and spirituality, which encouraged artists to create what can be deemed to be high art.

This new art studio will give artists the opportunity to work together in a studio environment, hang their work up in the café, meet for coffee and exhibit their work at the nearby art gallery.

The new art studio will be equipped with ceramic, painting, design, and print/etching studios. The idea is to equip the community with these specific resources to encourage and support local talent. Local people will be able to utilise this equipment for personal, exhibition and business purposes. 

Professional or experienced potters and printmakers will support the community in learning about the equipment and techniques of these particularly important traditional skills. Forging these skills in the community will enable Didsbury Village to grow and develop into a prosperous and culturally driven community. This will attract visitors from near and far to visit and trade with the village.


Unit (E) Apartments and Shops - 'accommodation and retail'

Are the proposed high street stores viable for a small village?

Yes. The reason is that online shopping has become more reliable and secure. Most people are now shopping online and avoiding unnecessary traffic which comes with in-store shopping. Major high street retail stores have therefore invested a large number of their resources into online branding and services. Some of the issues which have developed with this type of shopping relates to some major high street stores closing shops and going strictly online. This has meant the exposure which came with in-store shopping, i.e. visible shops on the high street, is no longer available. Sourcing and finding new customers has become a Google search opportunity. The only issue is that not everyone can use Google search effectively, which can limit the opportunity of being found online.
The idea being proposed in the scheme by C.E.L, for Didsbury Village, is to bring those forward-thinking high street retail stores closer to the customers. The proposal is suggesting, avoiding traffic altogether. It is no longer necessary to jump into your car and travel 5-10 miles to your nearest city center and shop in your favourite high street stores. 

What about the capacity of goods?

The business case is suggesting some of the proposed high street shops operate like a sample of online merchandise. The idea is for the residents of Didsbury Village, to shop for the best sellers in-store and order any items not stocked online.

Why a new Five star Hotel, Apartments, and Shops?


Unit (A) - 80 Hotel bedrooms, 20 Studios, 40 one bedroomed, 60 two bedroomed apartments, Shops and Restaurants. 
International commerce support for Didsbury Village - A new tourist location:
Design Architectural Technology Architects is proposing a five star hotel in the redevelopment of Didsbury Village, and inviting Hilton Hotels as first choice. The idea is to facilitate to the tourist a luxurious accommodation in and amongst the community of Didsbury. Tourists first and foremost enjoy experiencing the people and their culture, learning about their day to day lives, and taking away a memory of a lifetime.
 

The idea is intended to expose Didsbury Village to the international community, develop it as a tourist location, and introduce it to an immediate and wider option of commerce.

International businesspersons enjoy travelling abroad especially to easy locations. Making their trip an enjoyable one by means of facilitating high quality accommodation and transport, while introducing them to the local culture.

The tourists can get on the tram in Didsbury Village and be at Manchester Airport in 30 minutes. The tram journeys' from Didsbury Village can commute between different boroughs, with time distances varying from five to forty minutes. Manchester City Centre is just 20 minutes away, from where the tourists will have a broader choice of commute, including Manchester Piccadilly Railway Station. 

The redevelopment of Didsbury Village fits into a wider framework of commerce ensuring a stable and sustainable economic  development, which will benefit the residents of Didsbury Village.

The Opportunity:
The opportunity for local businesses of getting to know and trade with the international community will create new jobs in Didsbury Village.

The opportunity for a ceramic, theatre, and art industry to thrive amongst the international community, could be realised. Networking, receptions, and luncheons made easy with the option of staying local at the Hotel or travelling further to Trafford by tram to any organised business networking events. The strategy is to expand the desirability aspect of Didsbury as a business hotspot to the international community.

 


Unit (C) Apartments and Shops - 'accommodation and retail'

Why new apartments and shops?


Unit (C and E) are located on a very prominent stretch in Didsbury Village. It has therefore been vital to incorporate these units in line with the Didsbury Village redevelopment plan. Incorporating these units will ensure a sensible and meaningful appearance to the new identity of Didsbury Village. The whole scheme is designed to be a single unit with six parts that complement each other. The six units in the spirit of a 'uniform identity', will consequently justify the mission statement, which is, ‘A new Didsbury Village of a joyous union of town and country, from which will spring a new hope, a new life, and civilisation’.

What about the existing shops in the village?

The redevelopment plan of Didsbury Village recognises that some of the existing businesses play a very important role in the day-to-day activities of the residents. The business case is therefore inviting any of the existing businesses to be part of the new redevelopment.

Unit (A) Five Star Hotel, Apartments, and Shops
The concept:

The idea of Unit (A) is to introduce an exclusive five star hotel and apartments to the Village of Didsbury in Manchester, capitalising on its location and natural beauty. The hotel business plan, includes shares to be bought by members of the 'club'. The idea is intended to give an opportunity to those guests who become personally attached to the hotel, to own their rooms. The shareholders will be able to choose a plan which suites them, including full/part ownership of a room. Another option would include a subscription membership that could give members royalty over room reservations and other functions within the hotel.
The hotel will also be closely associated with the apartments, the ideal scenario, is the hotel ownership to be part of the apartment as well.
Ownership of the apartments will include access to a 12 hour reception desk and 12 hour night security desk. Owners will also have access to a gym, a le carte public restaurant, members bar, cinema room, parking, and state of the art elevators.
The opportunity:
The opportunity for property price increase with the redevelopment proposal for Didsbury Village by C.E.L, is without doubt eminent.
Didsbury Village being located in Manchester, can benefit from house price increases of 40% since 2015, average rental yields are at 8%. An average of 15 major developments a year are being completed, with further developments in the pipeline on the horizon of 2035. Manchester is becoming a desirable place for major businesses to re-locate, being favoured over London. The main attraction for businesses relates to salary and operating costs, which are generally 30-40% cheaper than London.
This redevelopment proposal of Didsbury Village by C.E.L. will act as a catalyst for secure price increases of property on the peripheries and encourage future developments in around the village. It will also give C.E.Os and their managers a desirable location to settle amongst the leafy suburb part of Manchester.

While working at Andrew Wallace Architects I gained experience in detailing

Plans, Sections, Elevations, and Specifications for construction and Planning purposes.

His practice uses MicroStation, which I can now use and I am highly proficient

in AutoCAD, Sketchup, and Revit.

National Planning Policy Framework (NPPF)

I have been involved in developing a planning application for a major retail development on greenbelt land.

I am now very familiar with the National Planning Policy Framework.

I have had the opportunity to liaise with environmental consultants,

transport consultants, landscape designers, road surface specialists, and the local council.

My understanding of the (NPPF) includes the understanding of Building regulations and how they are specified and implemented for each project.

Total Design

As an Architectural Technologist, my prime

concern is ensuring that construction

projects are delivered without any major

issues. My CIAT accreditation includes Project Management, Construction Law, Construction, and Building Design. These are some of the modules accredited to my degree.

Understanding these modules and my flair in building design due to my architecture and fine art degrees has given me a sound platform on which to carry out' Total Design'.
